Fall is when most homeowners think about their chimney. Get the flue swept, make sure the damper works, stock the firewood. It's a reasonable checklist — but it's missing the one thing that determines whether the chimney makes it through winter intact.
The Thing Nobody Checks
The chimney crown — the concrete slab at the very top of the chimney — is the first line of defense against water infiltration. It sheds rain away from the gap between the flue liner and the outer masonry. When it's intact, the chimney stays dry. When it cracks, water gets in, freezes, expands, and starts breaking the chimney apart from the inside.
Most homeowners never look at it. It's on the roof, out of sight, and easy to forget about until the ceiling stains show up.
A chimney sweep will clean your flue. A chimney cap — also called a chimney topper, chimney rain cap, or chimney cover — covers the crown. Those are two different things — and most people only do one of them.
What Happens if You Go Into Winter Uncapped
Every freeze-thaw cycle that hits an exposed crown opens existing cracks a little wider. Water that gets into the masonry expands when it freezes, forcing mortar joints apart and spalling the brick face. By the time you see the damage — staining on the interior wall, white efflorescence on the exterior brick, spalling at the chimney top — the repair bill is already significant.
Crown repair: $500–$3,000. Mortar joint repointing: $500–$2,500. Full chimney rebuild: $10,000–$20,000+.
A custom cap installed before winter costs a fraction of any of those numbers — and prevents all of them.
The Fall Timing Advantage
Ordering in August or early September puts delivery in September — before the first cold snap, before the first hard frost, and before every chimney contractor in your area is fully booked with emergency calls from people who waited too long.
Lead time is 3–4 weeks. A cap ordered in late August is on the chimney before October. That's the right sequence.
What to Look For Before You Order
Get eyes on the top of your chimney before fall if you can — either yourself from a ladder or by asking your chimney sweep to take a look during the annual cleaning. You're looking for:
- Visible cracks in the crown surface
- Gaps between the crown and the flue tile
- Spalling or crumbling at the chimney top
- White staining on the exterior brick below the crown
Any of these means water has already been getting in. A cap stops the damage from continuing.
If everything looks intact, a cap still makes sense — because an intact crown exposed to one more winter won't stay intact forever.
